When you need to apply for a plan of subdivision
If you plan to build any of these types of developments, you need to set up a pre-submission consultation and apply for a plan of subdivision.

To request a change to a land designation or to one of the Official Plan’s policies, you must submit an Official Plan amendment application.
Pre-submission consultation
The first step to applying for a plan subdivision or vacant land condominium is a pre-submission consultation meeting with our city planners.
After your pre-submission consultation, we will ask you to complete a plan of subdivision / vacant land condominium application. The pre-submission consultation report you receive from staff will explain what reports and supporting studies are required for your project.
We may also ask you to complete applications for an Official Plan amendment and/or zoning bylaw amendment.

Standard template for drawings
We have developed the following standards for submitting digitally the small letter size plan drawing required for subdivision applications prior to registration:
- use either the landscape or portrait standard title block template, proportionally scaled to fit the subdivision plan drawing
- submit a legible, letter-sized hard copy of the submission contained in the provided title block using our colour-based (CTB) plot style along with the digital AutoCAD file
