As the snow melts and temperatures rise, many Kitchener residents are starting to think about home renovation projects for the spring and summer.  

If you’re planning renovations or upgrades this year, it’s important to know which projects require a residential building permit in Kitchener. The City of Kitchener outlines a wide range of home improvements that must be reviewed and approved before work begins.  

Here are some of the most frequent home projects that do require a permit: 

  • Interior alterations, including finishing or renovating your basement 

  • Building a deck or porch that is 24 inches or more above ground or covered by a permanent roof 

  • Home additions, such as expanding your living space or adding new rooms 

  • Installing a pool (in-ground, above-ground, hot tubs without a lockable cover, or swim spas over 36 inches deep) 

  • Adding a carport or attached garage 

  • Building a detached garage or accessory structure over 108 sq. ft. 

  • Building a shed over 161 sq. ft., more than one storey, attached to another structure, or containing plumbing 

  • Removing a load-bearing wall 

  • Changing your HVAC system
