and Ontario Regulations 197/96 and 200/96, as amended)
TAKE NOTICE THAT the Committee of Adjustment for the City of Kitchener will meet in Council Chambers, 2nd Floor, Kitchener City Hall, 200 King Street West, on TUESDAY, September 15, 2026, commencing at 10:00 a.m. for the purpose of hearing the following applications for Minor Variance and/or Consent. Applicants or Agents must attend in support of the application. This is a public meeting. Anyone who has an interest in any of these applications may make oral submission at the meeting or provide a written submission for Committee consideration. Please note, this is a public meeting and will be livestreamed and archived at www.kitchener.ca/watchnow.
APPLICATIONS FOR MINOR VARIANCE AND / OR CONSENT PURSUANT TO THE PLANNING ACT
A 2026-056 – 30 Sunbridge Crescent
Requesting minor variances to Zoning By-law 2019-051 to permit an accessory structure to have a maximum building height of 7.32m rather than the maximum height of 5.5m; and, to permit the underside of the fascia to have a height of 4m rather than the maximum permitted 3m, to permit the construction of a cabana in the rear yard.
A 2026-057 – 261 Broadacre Drive
Requesting a minor variance to Zoning By-law 2019-051 to permit a minimum contiguous front yard landscaped area of 13.4sq.m. rather than the minimum required 17sq.m. to facilitate the construction of an Additional Dwelling unit (ADU) (Attached) in the basement of an existing single detaching dwelling.
A 2026-058 – 4202 King Street East
Requesting permission to expand a Legal Non-Conforming use, a Retail and Repair of Motor Vehicles (Mazda Dealership), by 288sq.m. to facilitate the construction of an addition and the reconfiguration of the existing parking area.
A 2026-059 – 289-295 Sheldon Avenue North
Requesting a minor variance to Zoning By-law 2019-051 to permit a maximum building height of 12.5m rather than the maximum height of 11m to facilitate a residential development having 40 dwelling units in accordance with Site Plan Application SP22/132/S/TS.
B 2026-025 – 176 Woolwich Street
Requesting consent to sever a parcel of land having a width of 32.6m on Woolwich Street, a depth of 60.9m and an area of 1,988sq.m. The retained land will have a width of 23.1m on Woolwich Street, a depth of 114.6m and an area of 2,655sq.m. The consent will facilitate the development of a new detached dwelling on the severed parcel of land.
CC 2026-001 – 525 Highland Road West
Requesting a 'Change of Conditions' to Provisional Consent B 2024-024, dated September 17, 2024, to require an additional condition as part of that approval requiring the applicant to complete a Stamp Plan B Site Plan Application.

· Anyone who has an interest in any of these applications may attend this meeting.
· Only the Applicant, Minister, specified person (as defined in Section 1 of the Planning Act) or public body that has an interest in the matter has the right to appeal decisions of the Committee of Adjustment. These parties must make written submissions to the Committee prior to the Committee granting or refusing Provisional Consent otherwise, the Ontario Land Tribunal (OLT) may dismiss the appeal.
· Any personal information received in relation to this meeting is collected under the authority s. 28(2) of the Planning Act, R.S.O. 1990, c. P.13, and will be used by the City of Kitchener to process Committee of Adjustment applications.
