Proposed Official Plan & Zoning By-law Amendments - 

859 & 867 Frederick Street and 39 Avon Road

The City of Kitchener has received applications for an Official Plan amendment and a zone change to allow for the redevelopment of these properties with a ten storey residential building fronting Frederick Street and Avon Road.

Proposed Official Plan & Zoning By-law Amendments -

Block Line Road and Courtland Avenue East

The City of Kitchener has received applications for an Official Plan amendment and a zone change to allow for the development of this property with mixed-use development that includes 20,000 square metres (215,000 sq. feet) of mixed commercial space (office and retail) as well as four residential towers that are up to 38 storeys in height with a total of up to 1,300 dwelling units, along with 1,500 parking spaces within a parking deck.

Proposed Official Plan & Zoning By-law Amendments -

507 Frederick Street and 40, 44 & 48 Becker Street

The City of Kitchener has received applications for an Official Plan amendment and a zone change to accommodate an addition to the existing funeral home, as well as an expansion to the existing parking lot.

Proposed Zoning By-law Amendment - 730 New Dundee Road

The City of Kitchener has received a zoning by-law amendment application to change the zoning from Agriculture to Commercial on the subject lands located at 730 New Dundee Rd. The proposed amendment will permit the future development of a future four unit, one-storey, 578 square metre (6200 square feet) commercial plaza.

 Vision Statement - 152 Shanley Street

On Apr. 28, 2018 the City of Kitchener held a design charrette for the lands located at 152 Shanley St. Information regarding this meeting can be found here:

Following the design charrette city staff developed a draft vision statement that reflects the views of the majority of those that participated in the design charrette.

A community engagement session was held on Sept. 27, 2018 to review the draft vision statement for additional input and comments.

On Nov. 5, 2018 the staff report and vision statement will be presented to the planning and strategic initiatives committee for consideration. The agenda for this meeting can be viewed on the city's website.

 Site Plan Application – 80 Burlington Drive

The City of Kitchener has received an application for site plan underway to allow for the construction of a new secondary school (grades 7 to 12) for the Conseil scolaire Viamonde (French public school board).

A neighbourhood information meeting was held on May 29, 2018 to answer questions about the project. Information regarding this meeting can be found here:

 Site Plan Application - 30-40 Margaret Avenue

The City of Kitchener has received an application for a site plan proposing a 6-storey multiple dwelling with 234 units (both one and two bedroom) and a common central amenity area along Margaret Avenue in the Civic  Centre Neighbourhood Heritage Conservation District.

 Proposed Zoning By-law Amendment - 86 Pinnacle Drive

The City of Kitchener has received an application for a zoning by-law amendment for the property at 86 Pinnacle Dr. The application proposes to change the zoning from Residential Four Zone to Residential Six Zone to permit the site to be developed with a two storey, 16 unit, senior’s oriented apartment building.

Please note that the commenting period has been extended to July 5, 2019.  A Neighbourhood Information Meeting will be held in September to discuss this proposal further.  Additional information will be provided once meeting details are finalized.

Proposed Official Plan & Zoning By-law Amendments – 155 & 169 Borden Avenue 

The City of Kitchener has received an Official Plan Amendment and a Zoning By-law Amendment application for 155 and 169 Borden Avenue. The property at 155 Borden Avenue is currently developed with a single detached dwelling and 169 Borden Avenue North is currently vacant. The Owner is proposing to demolish the single detached dwelling at 155 Borden Avenue North. The two properties are proposed to be redeveloped together with a multiple dwelling that has a height ranging from four to seven storeys. The development is proposed to include 171 dwelling units.
