Official Plan Amendment & Zone Change Applications - 859 & 867 Frederick Street and 39 Avon Road

The City of Kitchener has received applications for an Official Plan amendment and a zone change to allow for the redevelopment of these properties with a ten storey residential building fronting Frederick Street and Avon Road.

Official Plan Amendment & Zone Change Applications - Block Line Road and Courtland Avenue East

The City of Kitchener has received applications for an Official Plan amendment and a zone change to allow for the development of this property with mixed-use development that includes 20,000 square metres (215,000 sq. feet) of mixed commercial space (office and retail) as well as four residential towers that are up to 38 storeys in height with a total of up to 1,300 dwelling units, along with 1,500 parking spaces within a parking deck.

Official Plan Amendment & Zone Change Applications -

507 Frederick Street and 40, 44 & 48 Becker Street

The City of Kitchener has received applications for an Official Plan amendment and a zone change to accommodate an addition to the existing funeral home, as well as an expansion to the existing parking lot.

Official Plan Amendment & Zone Change Applications - 607-641 King Street West
The city has received applications to amend the Official Plan and the zoning by-law  in order to permit the following through the addition of special policies and site specific regulations for the subject lands:
  1. The construction of three apartment style towers ranging in height from 26 to 30 storeys to be located central to the site with a total of 855 residential units;
  2. A 14 storey mixed use tower at the corner of King and Wellington Streets with an additional 139 residential units and at grade commercial uses along King Street including a grocery store approximately;
  3. A 10 storey office/retail building at King Street West and the rail lands

The entire site will contain structured below grade parking (969 spaces) and the will also host a central green space that is intended to be programmed and animated with pedestrian scaled uses. This central green space will be connected to the local trail system including the iron horse trail. In addition, the Kaufman House is being retained and will be reused in some capacity as part of this redevelopment project.

Official Plan Amendment & Zone Change Applications - 

26, 43, 47, 53 & 55 Wellington Street North, 2-12 Moore Avenue and 20 Breithaupt Street

The City of Kitchener has received applications for an Official Plan amendment and a zone change to permit a development consisting of one 12 storey office building, a five storey parking garage with 651 spaces (and one level of underground parking), retail uses along Breithaupt Street at the base of the office tower and parking garage, a new privately owned park at the corner of Moore Avenue and Wellington Street North, and the reconfiguration of the existing lane.

On April 16, 2018 Kitchener City Council deferred consideration of the above noted applications until the Kitchener City Council meeting scheduled for June 25, 2018.  The purpose of the deferral was to allow further discussion/negotiations between neighbourhood residents, city planners and developers.  A revised development concept has been received and will be able to be reviewed in person at a drop in information meeting scheduled for June 5, 2018.  More information can be found below.

Official Plan Amendment & Zone Change Applications - 

471- 505 King Street, 18-24 Cameron Street South

The City of Kitchener has received an application for an Official Plan Amendment & Zone Change to allow for an increase in the floor space ratio from 4.0 to 7.1. This is to allow the redevelopment of the site for a mixed use development comprised of two residential towers on top of a podium. 473 residential units, 1,253 square metres of commercial/retail and underground and structured parking for 500 plus vehicles are proposed on a 2 ha site spanning King/Charles/Madison and Cameron Streets.

 Vision Statement - 152 Shanley Street

On Apr. 28, 2018 the City of Kitchener held a Design Charrette for the lands located at 152 Shanley Street. Information regarding this meeting can be found here:

Following the Design Charrette city staff developed a Draft Vision Statement that reflects the views of the majority of those that participated in the Design Charrette.

A Community Engagement Session was held on Sept. 27, 2018 to review the Draft Vision Statement for additional input and comments.

On Nov. 5, 2018 the staff report and vision statement will be presented to the Planning & Strategic Initiatives Committee for consideration.  The agenda for this meeting can be viewed on the city's website.

Public Open House - New Cedar Hill and Schneider Creek Secondary Plan

 Site Plan Application – 80 Burlington Drive
The City of Kitchener has an application for site plan underway to allow for the construction of a new secondary school (grades 7 to 12) for the Conseil scolaire Viamonde (French public school board).
