COMPREHENSIVE REVIEW OF THE ZONING BY-LAW
WARDS 6, 7 & 8 – RESIDENTIAL ZONES (CROZBY STAGE 2B)
Wards 6, 7 & 8 – Notice of Public Drop-in Session for Residential Zones
The City of Kitchener is in the process of conducting a Comprehensive Review of its Zoning By-law (CRoZBy). A zoning by-law states exactly how land can be used and where buildings and other structures can be located. The City's current by-law is over 30 years old and it requires an update as a result of the City's new Official Plan.
The new zoning by-law is being prepared in stages. Stage 1 (non-residential zones) was approved in April 2019. Stage 2 is underway and involves two components: Stage 2a and Stage 2b. Stage 2a was approved by Council on May 17, 2021 and establishes the residential base zones. Stage 2b applies these zones to residential properties.
Staff is now applying draft residential zones in Wards 6, 7 & 8, and property owners and interested stakeholders are invited to attend a virtual drop-in session about the draft zoning. The proposed draft residential zones have consolidated the existing nine (9) residential zones (R1 – R9) to seven (7) proposed residential zones (RES-1 – RES-7). This zoning update will not affect your ability to use your home as you do now. Only those properties which are proposed to have a significant change in zoning category will receive an individual mailed notice. In Wards 6, 7 & 8, this represents approximately 210 properties (1.2%).

Next steps: A Statutory Public Open House and a Statutory Public Meeting regarding a final recommended Zoning By-law Amendment will be held separately at a future date and notification will be provided accordingly. The Public Meeting will provide an opportunity for Council to receive input from the public and stakeholders.
